These terms govern your use of liveworkpet.com and the content, research, calculators, scheduling tools, and agent-facing endpoints we make available on it. The site is operated by Live Work Pet, Inc. By using the site, you agree to these terms. If you do not agree, do not use the site.
Acceptable use
The site is a business information resource for multifamily owners, operators, and their advisors. You agree not to use it to break the law, to interfere with its operation or security, to attempt to access data you are not authorized to access, to scrape or republish our content at scale, or to submit false, misleading, or third-party information through our forms or our Model Context Protocol (MCP) endpoint. Access through automated clients and AI agents is permitted at a reasonable request rate; we may rate-limit or block traffic that degrades the service.
Intellectual property
The site, our research reports, article text, exhibits, models, calculators, logos, and brand are owned by Live Work Pet, Inc. or our licensors and are protected by copyright and trademark law. You may read, download, and share our published research for your own internal business evaluation, including quoting short excerpts with attribution to Live Work Pet. You may not resell it, present it as your own, or create derivative commercial products from it without our written permission.
Revenue figures and the NOI calculator are illustrative
The dollar figures, revenue-share splits, retention assumptions, cap-rate math, valuation sensitivity tables, and calculator outputs published on this site — including on our owner pages, market pages, articles, and in the 2026 Pet-Housing NOI Report — are illustrative models built on stated assumptions and third-party industry data. They are not projections, appraisals, quotes, or guarantees of financial performance.
Actual results at any specific asset depend on facts we do not control, including pet penetration, rent levels, local pricing, resident adoption, competitive supply, operating costs, applicable law, and the terms of any agreement we actually sign. Nothing on this site is an offer, a commitment, or a term sheet. Any economics that apply to your portfolio are the ones set out in a signed agreement between us.
No professional or investment advice
Our content is general information, not legal, tax, accounting, appraisal, insurance, fair housing, or investment advice, and it does not create a professional or fiduciary relationship. Limitation of liability
To the maximum extent permitted by law, Live Work Pet, Inc. and its officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost revenue, lost data, or business interruption, arising out of your use of or reliance on the site or its content, even if we were advised of the possibility. Our total aggregate liability arising out of the site is limited to one hundred U.S. dollars ($100). Nothing here limits liability that cannot be limited by law.
Indemnity
You agree to indemnify and hold Live Work Pet, Inc. harmless from claims and costs arising out of your misuse of the site, your breach of these terms, or information you submit through the site that you were not authorized to submit.
Changes
We may change the site or these terms. Changes take effect when posted here with a new date. Continued use after that means you accept the updated terms.
Governing law
These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. The state and federal courts located in Los Angeles County, California have exclusive jurisdiction over any dispute, and you and we consent to venue there.
